Live in a gorgeous, classic Berkeley style home with elegant clean lines located in a picturesque neighborhood in the North Berkeley Hills! Expansive views from every level. The design is open and airy yet respects the original 1940’s character of this residence. Meticulously maintained this residence exudes Berkeley charm and a sophisticated elegance. One enters through a private gated courtyard, to a garden oasis. The lush grounds are stunning with an artistic sensibility, hand laid stone work, custom decks, each creating their own outdoor garden rooms. Excellent lay out, level in to the public rooms and three bedrooms, includes a second principal bedroom with ensuite bath. Gorgeous kitchen! The upper level is the primary principal bedroom with full bath. Two plus rooms. Lower level family room, office, storage +. Blocks to all Berkeley has to offer. Note no telephone poles or wires, they have been undergrounded in the vicinity of this home.

Single Family Residential District - Hillside Overlay Zone
The purpose of the Single-Family Residential (R-1) district is to: Recognize and protect the existing pattern of development in the low-density, single-family residential areas of the city consistent with the General Plan; Make housing available for persons who desire detached housing and a relatively large amount of usable open space; Protect adjacent properties from unreasonable obstruction of light and air; and Permit community facilities such as religious assembly uses, schools, parks, and libraries which serve the local population and are not detrimental to the immediate neighborhood.; The purpose of the Hillside (H) overlay zone is to: implement General Plan policies for hillside development; protect the safety and health of residents where steep topography, unusual street conditions and proximity to the wildland-urban interface create severe risk from wildfire; protect the character of Berkeley's hillside areas and their immediate environs; give reasonable protection to views yet allow appropriate development of all property; and allow modifications in standard setback and height requirements when justified because of steep topography, irregular lot pattern, unusual street conditions, or other special aspects of the hillside areas.
