Welcome to Inspiration Point. You have permission to park. Pull up a loveseat and maybe someone to cuddle. Fall in love, or just fall in love with the view. It simply can’t get more atmospheric than 180 degrees of our gorgeous Bay. Highlights include the Bay Bridge, the City of San Francisco, the Port of Oakland, and of course the Golden Gate Bridge. A private courtyard provides an enticing introduction. Open her cobalt blue door into the formal entry and the view immediately commands the audience's attention. The house has charisma with tall ceilings, pristine hardwood floors, and stately columns that frame a huge bank of bay-facing windows. Gorgeous natural light throughout the large dining room and updated kitchen with high-end finishes. Three bedrooms and two-and-a-half baths suit most needs, but if you want a bit of extra space the large basement with garden-facing windows offers a blank slate.

Single Family Residential District - Hillside Overlay Zone
The purpose of the Single-Family Residential (R-1) district is to: Recognize and protect the existing pattern of development in the low-density, single-family residential areas of the city consistent with the General Plan; Make housing available for persons who desire detached housing and a relatively large amount of usable open space; Protect adjacent properties from unreasonable obstruction of light and air; and Permit community facilities such as religious assembly uses, schools, parks, and libraries which serve the local population and are not detrimental to the immediate neighborhood.; The purpose of the Hillside (H) overlay zone is to: implement General Plan policies for hillside development; protect the safety and health of residents where steep topography, unusual street conditions and proximity to the wildland-urban interface create severe risk from wildfire; protect the character of Berkeley's hillside areas and their immediate environs; give reasonable protection to views yet allow appropriate development of all property; and allow modifications in standard setback and height requirements when justified because of steep topography, irregular lot pattern, unusual street conditions, or other special aspects of the hillside areas.
