Custom designed mid-century never before on the market! One of Berkeley's most storied locations developed by the country's most acclaimed architect. Close to UC, parks and transit with 4+++ bedrooms, Bay views and artful features on a large lot. Don't miss the children's playhouse in the lower yard and the basement workshop. The private road was developed by Bernard Maybeck, and this family purchased the lot from Maybeck's daughter. Maybeck's own studio was at the base of the drive on the left and his daughter's home was on the right. Life in this home enjoys a wonderful neighborhood and a piece of Berkeley's architectural heritage.A must see!

Single Family Residential District - Hillside Overlay Zone
The purpose of the Single-Family Residential (R-1) district is to: Recognize and protect the existing pattern of development in the low-density, single-family residential areas of the city consistent with the General Plan; Make housing available for persons who desire detached housing and a relatively large amount of usable open space; Protect adjacent properties from unreasonable obstruction of light and air; and Permit community facilities such as religious assembly uses, schools, parks, and libraries which serve the local population and are not detrimental to the immediate neighborhood.; The purpose of the Hillside (H) overlay zone is to: implement General Plan policies for hillside development; protect the safety and health of residents where steep topography, unusual street conditions and proximity to the wildland-urban interface create severe risk from wildfire; protect the character of Berkeley's hillside areas and their immediate environs; give reasonable protection to views yet allow appropriate development of all property; and allow modifications in standard setback and height requirements when justified because of steep topography, irregular lot pattern, unusual street conditions, or other special aspects of the hillside areas.
