This fabulous 1934 traditional has touches of Europe that make it warm and welcoming. Enjoy the fabulous panoramic 3 bridge views from most rooms. Living and dining rooms open to large deck that soaks in the unparalleled view and the late day sun. The large, galley-style kitchen is inspired and inviting: anchored by a classic Wolf range and custom cherry cabinets with brass handles. Just a few steps down off the back deck, a lovely, colorful garden awaits with grassy space, large rear patio and tons of garden storage. 3 bedrooms upstairs, including a well-appointed master with a breathtaking bay view and tons of closet space. Downstairs offers more cleverly engineered storage and a 1 bedroom au pair with kitchenette and a separate entrance to the garden. Close to Tilden Park, Solano Ave, Gourmet Ghetto, and the UC Berkeley campus. Nestled between the city and the wilderness, with sweet views of the Bay, this bright, elegant hideaway is private, peaceful and has plenty of charm.

Single Family Residential District - Hillside Overlay Zone
The purpose of the Single-Family Residential (R-1) district is to: Recognize and protect the existing pattern of development in the low-density, single-family residential areas of the city consistent with the General Plan; Make housing available for persons who desire detached housing and a relatively large amount of usable open space; Protect adjacent properties from unreasonable obstruction of light and air; and Permit community facilities such as religious assembly uses, schools, parks, and libraries which serve the local population and are not detrimental to the immediate neighborhood.; The purpose of the Hillside (H) overlay zone is to: implement General Plan policies for hillside development; protect the safety and health of residents where steep topography, unusual street conditions and proximity to the wildland-urban interface create severe risk from wildfire; protect the character of Berkeley's hillside areas and their immediate environs; give reasonable protection to views yet allow appropriate development of all property; and allow modifications in standard setback and height requirements when justified because of steep topography, irregular lot pattern, unusual street conditions, or other special aspects of the hillside areas.
