If walls could talk, this Storybook charmer would whisper, “As you wish.” This is a house that serves its occupants up a heaping helping, with a cobbled brick chimney, decorative timbering, and Juliet balcony, whimsy and magic bring the romance. Once inside, hand-hewn beams, random plank wood floors, dramatic archways, and original hammered light fixtures are gifts that keep on giving. The living room is a showstopper, with a wood cathedral ceiling, clinker brick fireplace, and large picture window. This room can cradle a crowd with charisma to boot. The dining room peers into the front courtyard and mysteriously feels candle-lit all day. The large kitchen extends graciously into the adjoining breakfast room. The bedrooms are generously proportioned. And the lower level provides lots of extra space, carving out another bedroom, bath, living area, office nook, eating area and kitchen. An almost level back garden completes this romance.

Single Family Residential District - Hillside Overlay Zone
The purpose of the Single-Family Residential (R-1) district is to: Recognize and protect the existing pattern of development in the low-density, single-family residential areas of the city consistent with the General Plan; Make housing available for persons who desire detached housing and a relatively large amount of usable open space; Protect adjacent properties from unreasonable obstruction of light and air; and Permit community facilities such as religious assembly uses, schools, parks, and libraries which serve the local population and are not detrimental to the immediate neighborhood.; The purpose of the Hillside (H) overlay zone is to: implement General Plan policies for hillside development; protect the safety and health of residents where steep topography, unusual street conditions and proximity to the wildland-urban interface create severe risk from wildfire; protect the character of Berkeley's hillside areas and their immediate environs; give reasonable protection to views yet allow appropriate development of all property; and allow modifications in standard setback and height requirements when justified because of steep topography, irregular lot pattern, unusual street conditions, or other special aspects of the hillside areas.
