This is a studio condo that has an ENCLOSABLE patio/balcony. If you enclose the balcony the unit effectively becomes a one bedroom (actually larger than the standard one bedrooms in this same complex). I recently dealt with the identical unit one floor below this one. We sold it to a client for $135k. He started the remodel (new tile, new cabinets & granite, enclosed the balcony, etc. ) and we resold the unit while it was still under construction for $200k. His remodel cost approximately $20k but was really overdone since he was originally planning on keeping this one as a rental. What we need is an investor willing to offer $132,500 to the seller. Remodel at a cost of $15k to $20k and the choice to hold this as a rental or list and resell. We already have the comps for this unit (remodeled) at $200k, but we also recently sold a standard one bedroom here for $210k, and we currently have another one bedroom in escrow at an asking price of $209,000. The remodel is actually 15SF BIGGER.
