...be conducted indoors (see attached M52 Zoning Uses.pdf for all uses). Currently property has a 1935 two story single family home and a barn for storage both in need of work. There is also a very nice permitted wood shop approximately 1000 sq. ft. Tenant on month to month willing to stay while buyer permits property for new use. Valley Center development has been held back by lack of sewer capacity. They are now ready to explode having recently completed a large sewer extension project and completed the second expansion of the Sewage Treatment Plant to allow for more capacity. The next sewer line extension project being proposed will go north from Old Road up Valley Center Road and then swing East on Valley Center stopping at the subject’s street Lizard Rocks Road. It is expected that sewer will be available to the subject if the buyer wishes to pay for it. The property currently on city water and septic. Please review all attachments, photos and the drone video link. Feel free to drive by the property but do not go on to the property. Tenant has many dogs some of which will bite. Probate listing but very easy to deal with. There is no court confirmation required and the Administrator has full authority to sell the property. This great lot is mostly flat with a portion slightly sloped but all buildable. It is on a small cul-de-sac off of Valley Center Road with a U-Haul & Greens Storage center on one side and an auto repair, paint and body shop commercial strip center. Both of these properties were developed in the last 3 years. Get in now before the Valley Center Northern Core takes off. Tax assessor shows property has a three bedroom one bath 1528 ft.² however property is currently a four bedroom two bath and feels to be more like 2000 ft.² buyer to verify any permits or additions. Housing Development in Valley Center: Here are a few developments coming to town that are leading the way to future growth. Park Circle Commons: This development is approved and under way. This mixed use commercial project is 35,000 square feet. There will be 333 homes. There will be a huge retail center, public park, and restaurants. Park Circle Commons will be located 2.4 miles from subject on the Northwest corner of Valley Center Road where it dissects at Mirar de Valle. See attached PDF called “Park Circle Commons.” North Village Homes: 700 Single Family Homes located at the NW corner of Cole Grade Road and Valley Center Road. Zoning
M52
Limited Impact Industrial
The M52 Use Regulations are intended to create and preserve areas where manufacturing and industrial uses which evidence no or very low nuisance characteristics may locate. Non-industrial uses which support or are adjuncts to industrial uses and are compatible with such uses are permitted within the zone particularly administrative, sales, and services uses. Typically, the M52 Use Regulations would be applied in urban or suburban areas where nuisance characteristics involving noise, odor, traffic generation or unsightliness were undesired and where all uses (with certain exceptions) would be conducted entirely within enclosed buildings. Various applications of the M52 Use Regulations with appropriate development designators can create a community of industries in a high quality industrial park or a strip of low impact industrial uses.
