The purpose of the Residential Mixed Use District is to encourage the development of a combination of medium- to high-intensity residential uses and limited commercial uses within the Core Area. Development in the Residential Mixed Use District is intended to be pedestrian-oriented, generally close to the street, and vertical in nature; typically with structured parking. Residential uses are encouraged on all floors, while restaurant and retail uses and the non-residential components of multifamily developments (leasing offices, community rooms, exercise facilities, etc.) are appropriate on the ground floor. The Residential Mixed Use District is intended to be primarily residential in nature, with the option for including a commercial component on the ground floor street frontage of residentially oriented mixed use developments.
