Maximize choice in the type of developments available to the public.; Preserve natural features. Create patterns of development that preserve valued environmental resource lands and avoid the development of natural hazard areas.; Create efficient land use patterns. Relate residential, commercial and community facilities in a manner that promotes cost effective transportation systems and population distribution, and enhances pedestrian access and movement that might not otherwise be achieved under the strict application of the requirements of underlying zoning.; Ensure public input.
