Planned Development District

The purpose of the Planned Development PD zoning district is to encourage innovative, integrated, and efficient land planning and physical design concepts. The planned development district is intended to achieve a high quality of development, environmental sensitivity, energy efficiency, and adequate public facilities and services, and other goals and objectives by: Reducing the inflexibility of zoning district standards that sometimes results from strict application of the base district, and development and form standards; Allowing greater flexibility in selecting: the form and design of development, the ways by which pedestrians and traffic circulate, how the development is located and designed to respect the natural features of the land and protect the environment, the location and integration of open space and civic space into the development, and design amenities; Encouraging a greater mix of land uses within the same development; Allowing more efficient use of land, with smaller networks of streets and utilities; Providing pedestrian connections within the site and to the public right-of-way; and Promoting development forms and patterns that respect the character of established surrounding neighborhoods and other types of land uses.
