You wanted to live near the Chattahoochee, the trails, a quaint downtown village, and the big-city ballpark. All close. None of it loud. You'd half decided that place didn't exist in your budget. Then this listing stopped you cold. An end-unit townhome. Three large bedrooms, each with its own bath. An open living area, a bright kitchen, a two-car garage, a private rear deck, and a small backyard area perfect for pets. Oh, and the place doesn't back up to I-285. Too good to be true, right? So you book the tour bracing for the usual, photos that made the rooms look bigger and brighter than they'll ever be in person. Except it's the opposite. The place is more than the listing let on. The floor plan flows better than the pictures show. The bedrooms have real space, light, depth. There are closets everywhere, and the walk-ins aren't reserved for the primary. And the neighborhood feels like a secret, tucked back away from the noise, somehow still minutes from all of it. You're not even big on baseball, but The Battery is around the corner and it's so much more than the Braves. And how has nobody told you about downtown Vinings? The whole place gives off Hallmark-town energy. Why does no one talk about the Jubilee? The Chattahoochee is right here, the kind of trails people drive forty-five minutes for, and the Palisades bamboo forest in all its Instagram glory is so close too. And everything else you'd ever need is close right alongside it. Cumberland Mall, five minutes. Buckhead, fifteen minutes. Piedmont Park, twenty. Marietta Square, under twenty. West Midtown, Scofflaw, the Works, fifteen. Lake Allatoona when you want out, thirty. The airport, thirty or less. Date night becomes a coin flip. This location is wildly underrated. The price, for inside the perimeter, almost doesn't make sense. You came in braced for a catch. You left already picturing the first Saturday. Don't sleep on Vinings!

UC
Urban Condominium Residential District
The UC district is established to provide locations for the development of high rise residential condominium dwelling units, including the combination of low and midrise condominium buildings. The dwelling units are to be designed as pedestrian oriented, within close proximity to employment centers. This high rise residential use is designed to be located within or on the edge of properties delineated for regional activity center categories as defined and shown on the Cobb County Comprehensive Plan: A Policy Guide, adopted November 27, 1990. When residentially compatible institutional and recreational uses are developed within the UC district, they should be designed and built to ensure intensity and density compatibility with adjacent land uses and otherwise to implement the stated purpose and intent of this chapter.
