Welcome to your own dream home on up to 4 acres just minutes from Downtown Cumming and the new City Center! This land has plenty of space to accommodate your needs. Already on the property is a wonderful 4 bedroom, 2.5 bathroom home that sits towards the back of the 4 acres. The main house could use some TLC, but it is a unique opportunity in the area to make the "farm life" a reality for you and your family. The upstairs has 4 bedrooms (or 3 bedrooms and a large bonus room) and 2 full baths. Main level has hardwoods, large kitchen with walk-in pantry, laundry, a great room, and a separate large dining room. The 2 car garage has been modified into a workshop with 2 storage rooms, but was purposefully left easy to revert to a standard garage for cars. There is plenty of parking on the driveway as well! Full basement is partially finished, tile floors, currently set up as a working/teaching pottery studio! There is large main room with an exterior entrance, a second finished room, a wide hallway, a stubbed unfinished full bathroom, an unfinished large storage room, storage under stairs, and a single utility garage accessible from backyard (currently a kiln room). A huge lot on three tracts...perfect for now and for the future! You can even build another home in the future if you like! The Property: 4 acres, with a stream running through the center! Mature Blueberry and Blackberry bushes! Entirely FENCED and cross fenced into four main areas (front yard, back yard, center wooded/creek acre, 2 acre front pasture). Owner likes convenient access, and has put in a dozen gates! Red chicken house in the backyard with a large chicken pen, and a covered breeding/chick pen. There are about 20 chickens ~ a few lovely roosters, about 10 egg laying hens, a few mini banty chickens, and a passel of newly hatched chicks! A “run in” style goat house in the front yard with a small birthing stall, in a 24 x 30 nursery pen, and a gate open to grazing in the front yard, and a nearby milking station! (6 - 7 goats can stay if desired). Owner also has a 10 x 20 storage barn in back yard, a small animal pen right off back patio (currently set up for turtles but could be used for a small dog etc…), and a second 16x16 pen near backyard storage barn. They even have a multi-bunny house! On the front 2 acres, a multipurpose 8 x 10 building with covered porch, a loft, and small side shelter. Currently set up as a goat house, with a 40 x 40 nursery pen, but building could also be used for chickens or as storage for horse supplies/tack. There is also a fenced 16 x 30 “no animals“ unloading zone with walk through gate to street, for getting supplies in and out of the building. In the front pasture there is an area near the driveway which was graded for a barn, build ready. Property also has electric fencing in some places, and invisible dog fence (Petsafe). This property is truly one of a kind and offers the best of both worlds - the peace and tranquility of country living combined with the convenience of being just minutes away from Downtown Cumming & the amazing new Cumming City Center. Don't miss your chance to own this perfect Forsyth County location - schedule a showing today and experience the beauty of this property for yourself! Run to this deal! Agricultural District
Land designated as agricultural constitutes a valuable natural resource whose protection is in the public interest. The agricultural district is established to maintain those areas with land characteristics such as soil moisture, temperature and content suitable for farming (fields, pastures, farmsteads, specialty farms), dairy, livestock, forestry operations and other agricultural activities; to protect land used or needed for food production and other agricultural uses from encroachment by untimely and unplanned residential, commercial or industrial development; and to permit the continuation of agricultural uses in areas where it remains viable.; The agricultural district is intended to provide for the continuation of agriculture as a viable land use and component of the local economy until market conditions and public services support conversion of agricultural land to rural or suburban residential land subdivisions and uses, or other uses. The agricultural district also helps to preserve the rural, open space character that exists in many portions of the county. Such areas are accessed only by rural roads, do not have existing public sanitary sewerage facilities, are predominantly rural in character, and consist substantially of larger unsubdivided and undeveloped tracts.
