Stonehaven Pointe, located between Buford Dam Road and Market Place Boulevard, is a lakeside and suburban Cumming neighborhood with wooded streetscapes and quick lake-to-town transitions. The neighborhood’s character concentrates around the Buford Dam Rd–Market Place Blvd corridor, where marinas, local eateries, and everyday errands share the same stretch of asphalt. Homes lean toward late-20th-century and newer builds with attached garages, tidy setbacks, and cul-de-sac geometry. Lake Lanier’s coves shape weekend rhythms, while nearby greenways and ballfields keep the calendar active. A short drive brings community staples like Tam’s Backstage, School Street Playhouse, and The Cumming Playhouse for live music and theater nights.

PUD
Planned Unit Development District
The provisions of this chapter are intended to establish a zoning district that will: Encourage and allow the development of tracts of land as planned neighborhoods or communities according to designs that coordinate building forms that are interrelated and architecturally harmonious; Encourage and allow unique, flexible, creative, and imaginative arrangements and mixes of land use in site planning and community development, consistent with the Comprehensive Plan of Forsyth County; Encourage a broader mix of residential housing types, including detached and attached dwellings, than would normally be constructed in conventional subdivisions; Preserve the natural amenities of the land through maintenance of conservation areas and open spaces within developments, provide amenities, and provide where needed the civic and semi-public uses (e.g., schools, playgrounds, meeting halls, etc.) that help to make up a community; Provide for an efficient use of land resulting in smaller networks of utilities and streets and thereby lower development and housing costs; and Provide an environment of stable character compatible with surrounding residential areas; Establish application requirements that are more rigorous than the requirements for rezoning to other zoning districts but no more onerous than is necessary to enable thorough analyses; Provide for slightly higher gross and net development densities and intensities as an inducement to develop in a manner consistent with the purposes of this chapter.
