Space to spread out, live independently, and still be together - this 2.52-acre Forsyth County retreat delivers room for everyone under one roof. Set well back from the road on a fully fenced, tree-lined lot, this two-story home blends classic charm, with a wood shingle exterior, gambrel roofline, and metal roof, with real everyday livability. Inside, 3,360 square feet spread across six bedrooms and three full baths, cooled by central electric air throughout. Two open porches, front and back, invite you to take in the acreage in every season. Downstairs, a fully finished basement functions as its own private residence: two bedrooms, a full bath, a complete kitchen, a breakfast area, a separate living room, and laundry area. Whether you're housing extended family, hosting a teenager who wants their own space, running a home-based business, or exploring rental income, this suite offers genuine flexibility without sacrificing privacy for either household. Outside, the 2.52-acre lot includes a detached oversized garage with 2 lift doors and a 144-square-foot storage building, with A1 zoning that leaves room for gardens, workshops, or future outdoor projects. The property falls within the Vickery Creek Elementary, Vickery Creek Middle, and West Forsyth High school zones, all just a short drive from Cumming's shops and green space. With two distinct living spaces on one generous lot, this home offers a rare combination of privacy, flexibility, and room to grow. Schedule your private tour today and see what two-household living really looks like.

Agricultural District
Land designated as agricultural constitutes a valuable natural resource whose protection is in the public interest. The agricultural district is established to maintain those areas with land characteristics such as soil moisture, temperature and content suitable for farming (fields, pastures, farmsteads, specialty farms), dairy, livestock, forestry operations and other agricultural activities; to protect land used or needed for food production and other agricultural uses from encroachment by untimely and unplanned residential, commercial or industrial development; and to permit the continuation of agricultural uses in areas where it remains viable.; The agricultural district is intended to provide for the continuation of agriculture as a viable land use and component of the local economy until market conditions and public services support conversion of agricultural land to rural or suburban residential land subdivisions and uses, or other uses. The agricultural district also helps to preserve the rural, open space character that exists in many portions of the county. Such areas are accessed only by rural roads, do not have existing public sanitary sewerage facilities, are predominantly rural in character, and consist substantially of larger unsubdivided and undeveloped tracts.
