About this home
Price Improvement !!!! 2304 Whites Mill Road in Decatur presents a compelling infill opportunity for builders and developers ready to move. This mostly cleared 2.4-acre parcel, zoned R75 with 10,000 SF minimum lots, is positioned for a boutique community of up to five single-family homes — with much of the pre-development groundwork already complete, including temporary power, two water meters, and limited septic approval. The surrounding momentum is equally strong: two newly constructed homes sit directly across the street, a larger residential development is already underway one minute down Whites Mill Road, and the newly announced Publix-anchored Candler Crossing development is approximately four minutes away — signaling serious long-term investment in the corridor. For a builder seeking a well-located, work-ready site with reduced carrying costs and a clear growth story, this property delivers location, utility access, and development readiness in one well-positioned package. A survey is available, as well as renderings of a potential five (5) home community on 10,000 square foot parcels. Preferred closing attorney is Campbell and Brannon, Intown.
McAfee, located between Memorial Drive and Candler Road, is a residential and commercial Candler-McAfee neighborhood with mid-century ranch streetscapes and a corridor-style retail rhythm. The neighborhood’s character concentrates around the Memorial Drive–Candler Road crossroads, where strip plazas, barbershops, takeout counters, and everyday services set a steady, local cadence. The Gallery at South DeKalb anchors errands and indoor walking loops, while the DeKalb History Center at the Historic DeKalb Courthouse adds a civic-cultural counterpoint nearby. Housing leans toward brick ranches and split-levels with deep setbacks and mature trees. Side streets feel quieter, while Memorial Drive keeps the pace with buses and storefront signage. Green breaks come via Shoal Creek Park and the South River corridor, balancing asphalt with trails and open sky.
