Rare development opportunity in Decatur featuring two combined parcels totaling approximately 6.39 acres, being sold together as one assemblage (PIDs: 15-095-01-234 & 15-095-01-401). This offering is strategically positioned for builders, developers, and investors looking to capitalize on land within a growing and established area. A recent survey has already combined both lots, streamlining the path toward development. Preliminary insights and estimates indicate the potential to develop 3–4 residential home sites, with considerations for road construction, clearing, and grading already evaluated—significantly reducing upfront planning friction. The presence of water on the property adds both natural appeal and design flexibility, creating opportunities for enhanced lot positioning, landscape features, or premium home placements. Located in Decatur, this property benefits from strong demand, proximity to major roadways, and access to nearby amenities, making it a compelling play for both immediate development or long-term land hold. Whether you're looking to build and sell, create a small enclave community, or secure land in a tightening inventory market, this site offers scale, flexibility, and forward upside. Opportunities like this—where key groundwork has already been initiated—are increasingly rare. Secure your position in one of Metro Atlanta’s consistently active corridors.
