This district is established to promote well-integrated new residential and civic development close to designated and future commercial areas, parks and transit infrastructure at a minimum lot standard of 8,000 sq ft. The District is intended to ensure that new development takes advantage of compatible, higher density, pedestrian friendly design in proximity to other residential or commercial development. New development in this District including rezoning to this District should aid in the implementation of the Comprehensive Plan and should be focused on developing and redeveloping density in existing urban areas.
