Single Family Residential District
The Res4 district is solely intended to provide for age-restricted housing in which at least one person 55 years or older inhabits at least 90 Percent of occupied units within a given development, with all applicable verification requirements to the U. S. Department of Housing and Urban Development (HUD) in UDC section 16-4.8(c) otherwise receiving compliance. The Res4 district is to be composed of single family, primarily detached dwellings, situated on smaller lots and with buildings located closely together; attached duplex and quadraplex units may also be permitted. To compensate for reduced lot sizes and setbacks, greater open space is required.
