The purpose of the R-12 district is to promote development of higher residential development densities, not to exceed 12 dwelling units per net acre. The R-12 zone is intended to serve, in part, as a transitional buffer between less intensive residential and more intensive commercial uses, as well as to accommodate the placement of higher density development in select areas of the city.
