Discover a rare and exceptional real estate opportunity in the heart of prime Ukrainian Village. This incredibly versatile 3-flat property is an investor's dream, perfectly suited for house hacking, a premium single-family conversion, or a ground-up condo development, boasting highly coveted and exclusive B3-3 zoning unique to this specific block. The crown jewel of the building is the breathtaking top-floor owner's unit, a rustic-chic loft space that immediately commands attention. Defined by dramatic vaulted ceilings with exposed wooden beams, a charming exposed brick chimney, and rich hardwood floors, this sun-drenched sanctuary is flooded with natural light pouring in from skylights and a spectacular architectural arched window. The open-concept layout flows effortlessly into a unique kitchen equipped with ample cabinetry, a walk-in pantry, and an adjacent dining space. Beyond the living area, the owner's unit extends into a remarkable, treehouse-style private covered porch-a serene, wood-crafted outdoor retreat surrounded by lush canopy views, perfect for morning coffee or evening entertaining. Additional conveniences in this top-floor oasis include in-unit laundry and easily accessible attic storage. The lower levels offer incredible flexibility and immediate rental upside. The first-floor unit features a spacious 2-bedroom layout complete with continuous hardwood flooring, a large pantry area, and its own in-unit laundry. Downstairs, the garden-level unit features open floor plan, a large living area, and private laundry facilities. Both the garden level and the top-floor loft are currently configured as expansive open-concept spaces, but offer the distinct footprint and flexibility to easily enclose private bedrooms to maximize rental value. The exterior is just as accommodating, featuring a welcoming covered front entryway, a beautiful and private rear patio space for residents to enjoy, and a highly desirable 2-car garage. Situated in one of Chicago's most vibrant and sought-after neighborhoods, this Ukrainian Village gem offers unparalleled walkability to local boutiques, top-tier dining, and dynamic nightlife, seamlessly blending urban convenience with robust investment potential. Whether you are looking to offset your mortgage through a smart house hack or capitalize on a rare zoning designation for future development, this property delivers on all fronts.
Ukrainian Village, located between Wicker Park and West Town, is a historic and residential Chicago neighborhood with ornate greystone two-flats and a café-lined commercial spine. The neighborhood’s character concentrates along Chicago Avenue near Damen Avenue, where bakeries, corner taverns, design shops, and patios set a steady street-level hum. The Ukrainian Institute of Modern Art, Empty Bottle, and Kasia’s Deli & Catering act as cultural anchors with a distinctly local cadence. Side streets read as a catalog of brick cottages, bay windows, and vintage walk-ups. Ukrainian Village Park and nearby Smith Park add open lawns, courts, and playgrounds. Buses along Chicago and Division connect the grid to the lakefront and downtown corridors.

B3-3
Community Shopping District
The primary purpose of the B3, Community Shopping district is to accommodate a very broad range of retail and service uses, often in the physical form of shopping centers or larger buildings than found in the B1 and B2 districts. In addition to accommodating development with a different physical form than found in B1 and B2 districts, the B3 district is also intended to accommodate some types of uses that are not allowed in B1 and B2 districts. Development in B3 districts will generally be destination-oriented, with a large Percentage of customers arriving by automobile. Therefore, the supply of off-street parking will tend to be higher in B3 districts than in B1 and B2 districts. The B3 district permits residential dwelling units above the ground floor. The B3 district is intended to be applied to large sites that have primary access to major streets. It may also be used along streets to accommodate retail and service use types that are not allowed in B1 and B2 districts. The B3 district can be combined with the dash 1, dash 1.5, dash 2, dash 3 or dash 5 bulk and density designations (see Sec. 17-3-0401).
