Welcome home to this sun-drenched, spacious 2 bed, 2 bath nestled in the lively heart of Jefferson Park. Designed for entertaining and comfortable daily living, the residence features an expansive open-concept layout highlighted by refinished floors (2024) and easy access to an outdoor balcony overlooking serene courtyard views - the condo does NOT face Milwaukee. The kitchen offers plentiful cabinetry alongside a newer refrigerator and microwave (2024), while the primary suite serves as a quiet sanctuary complete with a walk-in closet and an attached bathroom. Peace of mind comes built-in thanks to a long list of substantial mechanical and capital improvements, including a water heater (2025), roof replacement (2022), AC (2021), and furnace (2020). Convenient in-unit laundry, dedicated basement storage, and a private 1 car garage are all included. Ideally positioned near the Blue Line, Metra stations, bus routes, I-90/94, multiple forest preserves, many grocery stores, and neighborhood favorites like Gale Street Inn and Westons Coffee & Tap Co., this exceptional condo delivers modern comfort and prime city convenience.
Jefferson Park, located between Portage Park and Norwood Park, is a residential and transit-oriented Chicago neighborhood with a bungalow-lined streetscape and a rail-and-bus hub. The neighborhood’s character concentrates around the Jefferson Park Transit Center at Milwaukee Ave and Gale St, where commuters stream past taquerias, corner taverns, and no-frills cafes. Community pillars include the Copernicus Center’s landmark dome and concert hall, the Old Irving Brewing Co. taproom, and the long-running Gale Street Inn. Brick Chicago bungalows and two-flats set a steady architectural rhythm along leafy blocks. Jefferson Memorial Park and the Northwest Highway corridor add open space and everyday errands. The Blue Line and Metra tracks shape a practical, on-the-move cadence.

B3-1
Community Shopping District
The primary purpose of the B3, Community Shopping district is to accommodate a very broad range of retail and service uses, often in the physical form of shopping centers or larger buildings than found in the B1 and B2 districts. In addition to accommodating development with a different physical form than found in B1 and B2 districts, the B3 district is also intended to accommodate some types of uses that are not allowed in B1 and B2 districts. Development in B3 districts will generally be destination-oriented, with a large Percentage of customers arriving by automobile. Therefore, the supply of off-street parking will tend to be higher in B3 districts than in B1 and B2 districts. The B3 district permits residential dwelling units above the ground floor. The B3 district is intended to be applied to large sites that have primary access to major streets. It may also be used along streets to accommodate retail and service use types that are not allowed in B1 and B2 districts. The B3 district can be combined with the dash 1, dash 1.5, dash 2, dash 3 or dash 5 bulk and density designations (see Sec. 17-3-0401).
