Medium Density Multiple-Family Residence District - Planned Unit Development

The R3 district is intended to provide multiple-family areas of a medium density character accommodating a variety of housing types and compatible uses. The planned unit development is intended to permit and encourage such flexibility and to accomplish the following purposes: To stimulate creative approaches to the residential, commercial and industrial development of land; To provide more efficient use of land; To preserve natural features and environmental resources, and provide outdoor common area, open space and recreation areas in excess of that required under existing zoning regulations; To develop new approaches to the living environment through variety in type, design and layout of residential structures, commercial and industrial buildings, transportation systems, and public facilities; To unify buildings and structures through design. Area, Lot Width, Yard, And Height/Bulk Requirements: All buildings, structures, and uses of land within the planned unit development shall conform to the area, lot width, yard, height and bulk regulations of the zoning district in which the planned unit development is located.
