Here it is! literally the most challenging home on the street. The Seller has done the hard work of cleaning up after an attic fire, so now is your chance to take it from here. Have your ever watched HGTV & thought, I could do that? If so, pack up your tape measure & start googling how to replace roof trusses, how to install drywall, carpentry, trim, flooring, cabinets, counters, electrical, plumbing & appliances. This 3+ BR, Fully Exposed Home has an open concept but the main floor has been gutted to the studs. What an opportunity to change the ceiling lines! There is sunny illumination in the Kitchen, but absolutely nothing else, so plan to order take out for every meal. Whether you like to turn up the heat or keep it cool, you can only do it in the outbuilding for now. The HVAC is still there, but needs attention. Oh and don't forget the fireplace, there's a place for one but it's literally been removed (you'll see it sitting in a BR). You'll still have facilities while working on this with one un-gutted bathroom in the house and one in the outbuilding. If you're looking for a house that screams "I have endless potential!", then stop the car, because you found it! The 1440 SF Outbuilding has a complete HVAC system, Full Bathroom & Kitchenette, great for the backyard mechanic, hobby enthusiast or to "rest awhile" during renovation. Additionally the 1350SF Horse Barn is complete with heated tack room, 2 stalls, indoor mini arena, water & storage loft. You are sure to appreciate the amazing setting on 4.81 Rolling Acres with fencing, Multi-level Deck, Hot Tub & Swimming Pool. Buyers are strongly encouraged to do their own due diligence. And if you're not interested in crying yourself to sleep every night while you rehab this home, might we suggest tearing it down & building a brand new one in its place. Either way the value of this rural horse property & outbuildings are a hard to find commodity.

Zoning
RA
Rural Agricultural Residential District
The R-A Rural Agricultural Residential District is intended primarily for existing districts or neighborhoods of very low density, large lot single-family development though certain compatible non-residential uses, such as places of worship, are permitted. The low density permitted in the R-A District will generally permit, in accordance with applicable Health Department rules and the requirements of this Ordinance, on-site, individual sewage disposal systems and wells.; The R-A District incorporates the previous R-E Rural Estate, R-R Rural Residential and R-A Rural Agricultural Residential Districts as subdistricts. Recognizing that there are existing residential uses within these zoning districts, the uses, lots and structures in the County that developed, or were designated for development, in conformance with the regulations of those zoning districts, are recognized as legal conforming uses, lots and structures. The previous R-E Rural Estate, R-R Rural Residential and R-A Rural Agricultural Residential Districts will continue to be indicated as such on the zoning map and interpreted as subdistricts of this Ordinance's R-A District. The R-A District is primarily for areas previously zoned as R-E, R-R and R-A Districts as of the effective date of this Ordinance but limited new application is allowed only if developed as a minor subdivision, if divided, or no more than four buildable lots are created via the plat act. No variances from this requirement are permitted.
