Low to Moderate Density Single Family Residential: The purpose of the R-2 District is to permit the establishment of moderate density single family residential areas.; Planned Development Overlay: This district is intended to provide flexibility in specific locations for development that is in the public interest and would not otherwise be permitted pursuant to this ordinance. Such flexibility is provided to achieve certain comprehensive plan policies, accommodate rapid changes in design and technology in the construction industry, and address new and varied demands in the housing and commercial markets, all in a manner that will be consistent with the objectives of the City and the Townships. Encourage a more creative approach in land and building site planning. Encourage an efficient, aesthetic, and desirable use of open space. Promote variety in the physical development pattern of the community. Achieve flexibility and provide incentives for development that will produce a wider range of choice in satisfying the changing urban needs. Encourage renewal of older areas where new development and restoration are needed to revitalize the area. Permit special consideration of property with unique features, such as historical significance, unusual topography, landscape amenities, size, and shape. Recapture bypassed land so poorly planned and developed as to be a public liability. Simplify processing of development proposals for developers and the Commission by providing for concurrent review of land use, subdivision, public improvements and site considerations.
