Remarkable rambler on 3.4 private acres with a brand new roof! Nestled among the trees and gardens, this 5-bedroom, 3-bath home has room for everyone with more than 2,700 square feet of living space. Vaulted ceilings, gleaming wood laminate and ceramic tile flooring, skylights and plenty of ceiling fans adorn the rooms of this one-level-living home. A big screened-in porch leads the way into a tiled foyer w/ huge closet and spacious living room wired for surround sound. The updated kitchen features beautiful Cherry cabinets, stainless appliances (including a super quiet Bosch dishwasher), granite counters, pantry storage with pull-outs and recessed/pendant lighting. The kitchen opens to the dining area and large family room, both with Andersen sliding doors that lead out back. The primary bedroom, wired for sound, has a bay window for natural light, a big walk-in closet and an attached bath with jetted tub and double-head shower. 4 more bedrooms, all with ceiling fans, 2 hall baths, a dedicated home office and small bonus room complete the main floor layout. The laundry room has a utility sink and wood stove that heats a good portion of the home. Steps lead to an unfinished basement with French drain and tons of potential as an added bonus space! Enjoy the surrounding flora and fauna in a yard that blooms throughout the year and gather round the fire pit when the temperature dips. Keep the cars warm and dry in the 2-car garage with extra storage space. With no HOA, there is plenty of room for boats and campers, too. A new Architectural shingle roof installe in mid-May, a newer HVAC system, Andersen windows, gutter guards, a whole house water filter/softener and two sheds are details that make the living easy! On a nice day head down to the community water access park and paddle out to the Patuxent or take a hike at nearby Sotterly or Greenwell park. The location feels like country, but it's minutes from shopping, dining and main commuter routes. Don't miss your opportunity at spacious, one-level living in Hollywood. Request your showing today!

RPD
Rural Preservation District
The regulations of Rural Preservation Districts are intended to foster agricultural, forestry, mineral resource extraction, and aquacultural uses and protect the land base necessary to support these activities. Low density residential development in this type of district is permitted subject to performance standards that maintain the rural character of the district in recognition of the fact that a full range of public facilities is not provided or planned. The farmer has the right to farm without being restricted by neighboring residential areas. Restricted hours of operation for farm equipment, restricted odor-producing fertilizers, or mandatory noise reductions may not be imposed on farmers in an RPD zoning district. The general intent of the district is to encourage farming without undue burden on the landowner. In accordance with these intentions, the following provisions for the protection of agricultural uses will apply: (1) Any farm use of land is permitted. (2) Operation, at any time, of machinery used in farm production or the primary processing of agricultural products is permitted. (3) Normal agricultural activities and operations in accordance with good husbandry practices, which do not cause bodily injury or directly endanger human health, are permitted and preferred activities, including activities that may produce normal agriculture related noise and odors. (4) The sale of farm products produced on the farm where the sales are made is permitted.
