Planned Unit Development

The purpose of a Planned Unit Development PUD is to encourage and provide for a more creative development of land than is possible under conventional zoning districts. The PUD concept provides an opportunity to encourage the mix of land uses within a development and the mixture of housing and commercial densities. The PUD allows for: Innovations in residential development to meet growing demands for housing atall economic levels.; Coordinated and comprehensive plans for landscaping, buildings, and open space to attain creative site and building design.; The preservation and enhancement of desirable site characteristics such as natural topography, existing vegetation, andgeologic features.; The creative use of land and related physical development which allows an orderly transition of land from one neighborhood and/or land use to another.; An efficient use of land resulting in smaller networks of utilities and streets.; A development pattern inharmony with the objectives of the Comprehensive Guide Plan.; A more desirable environment than would be possible through the strict application of zoning and subdivision regulations of the City; A creation of housing densities and mixed landuses that provide greater opportunities for low and moderate-income housing.
