Highlands District
This area of the Township is part of the Highlands Region which incorporates portions of Pennsylvania, New Jersey, New York and Connecticut. It is an area of federal and state importance and serves as a headwaters. Characterized by steep slopes, forested areas, and narrow road cartways, it contains C-1 category streams, which support trout production. The geology is Precambrian Igneous and Metamorphic rock formations with limited groundwater capability and moderate to severe limitations for septic disposal. The zoning regulations for this District are derived from considerations set forth in the Master Plan. The Master Plan recommends lot sizes of twelve acres unless land conservation design such as clustering is used in subdividing, in which case the density can be reduced to 0.10 du per acre. Clustering, lot size averaging or the use of non-contiguous transfer is strongly encouraged.
