This district is established to accommodate single family dwellings at a slightly higher density than that permitted in the R-3 District. Maximum overall density will be 1.2 dwelling units per acre. In an R-4 Residential District, a lot which is separately owned, or any numbered lot in a subdivision recorded with the office of the County Recorder on the effective date of this Zoning Ordinance shall be construed as a legal lot with respect to this Zoning Ordinance.
