VC
Village Core District
In expansion of the Community Development Objectives contained in Article 1 of this Chapter, it is hereby declared to be the intent of the VC District to establish reasonable standards to provide for a mix of residential and limited commercial and office uses within the VC District. Furthermore, it is the intent of this Section to: Encourage the full economic use of historic structures along Main Street within the historic core of the Borough of Fairfield; Encourage the preservation of landscaped spaces surrounding structures in the Borough’s historic core area; Encourage residential uses customarily found in older Pennsylvania village communities, as well as limited commercial, business, and office-oriented businesses similar to those that currently exist in the area; Limit and discourage the development of strip-type, highway-oriented commercial uses that create traffic hazards and congestion because they require numerous individual curb cuts and generate higher volumes of traffic; Require new infill development to be consistent with predominant rchitectural styles, setbacks, height, and bulk of structures located on adjoining properties and within the blockface in which infill development occurs; Permit uses that promote conversion of existing buildings in a manner that maintains the visual character and architectural scale of existing development within the historic core of the Borough; Encourage consolidation of curb cuts for vehicular access and promote more efficient and economical parking facilities; Maintain the placement and location pattern of structures within the historic core of the Borough to protect the views to the surrounding hills and mountains from the Borough; Protect the high level of investment that many property owners within the historic core have made in terms of property maintenance and rehabilitation. Encourage other property owners to make similar investments in their properties.
