Traditional Neighborhood District

The purpose of the TN Traditional Neighborhood District is to establish, enhance and promote mixed use neighborhoods that are predominantly residential and complementary to the TC Town Center District in New Hanover Township. The TN District shall provide a transition and connection between the TC commercial center area and surrounding single family areas. It is the intention of this part to create a neighborhood atmosphere that is pedestrian oriented. The TN District shall have a compact form that combines jobs, recreation, schools, residential types and neighborhood commercial opportunities. As a mixed-use zoning district, the TN Traditional Neighborhood is intended to discourage strip commercial development and encourage pedestrian streetscapes, on-street parking and complementary residential and office uses located above and/or adjacent to retail and service commercial use; The specific purposes of the TN Traditional Neighborhood Zoning District are as follows: To establish an area of neighborhood community character which is pedestrian oriented with a network of park areas, greenways, bikeways and walkways, centrally located squares, public commons and plazas relating to civic and commercial enterprises, other public buildings and facilities for social activity, recreation, entertainment and community functions; To allow a mixture of complimentary land uses that may include housing, retail, offices, commercial services, and civic uses, to create economic and social vitality and to encourage the linking of trips; To develop mixed-use areas that are safe, comfortable and attractive to pedestrians; To provide flexibility in the siting and design of new development and redevelopment to anticipate changes in the marketplace
