This zone provides suitable locations for retail, service, and entertainment businesses. The uses permitted vary widely, and some may involve outdoor activities and or storage areas, like automobile, boat and trailer sales and service establishments. The uses provided in this zone are meant to serve local residents, as well as those motorists passing through the Township.; Access to these areas is provided by adjoining major roads. Specific setbacks and design standards are imposed to promote shared vehicular access and off-street parking lots, enhance public safety through the ready identification of access drives and adjoining travel lanes, and ensure protection by orienting outdoor storage and off-street loading spaces away from adjoining residential properties.; Portions of this zone that are denoted as TDR receiving areas also offer density bonuses for projects that help to protect the Township's valuable farmlands through the transferable development rights program. Finally, large-scale commercial uses are required to incorporate multistory building and off-street parking to make more efficient use of these valuable commercially zoned lands and reduce sprawl.
