Nonconnah, located between I-240 and the Nonconnah Creek Greenbelt, is a residential and industrial Memphis neighborhood with rail corridors and wide arterial roads. The neighborhood’s energy concentrates around the busy junction of Getwell Road and American Way, where auto shops, taquerias, and warehouse storefronts line the drive. Local pillars include the Memphis Botanic Garden, Dixon Gallery & Gardens, and the University of Memphis, each shaping nearby culture and weekend routines. Housing trends toward mid-century ranches and practical brick builds set back on generous lots. Greenway segments and creek-side paths add a quieter counterpoint to the freight-and-traffic soundtrack. Daily life reads as utilitarian, with pockets of shade and parkland breaking up the commercial grid.

CMU-3
Commercial Mixed Use-3 District
The commercial mixed use districts are intended to accommodate retail, service and commercial uses and to ensure that commercial-zoned areas are compatible with the character of existing neighborhoods. While the districts primarily accommodate commercial uses, apartments and upper-story residential are allowed in order to promote live/work and mixed use opportunities. To provide for additional housing choice, single-family detached is permitted in the CMUdistricts. The CMU- districts are not intended to provide for areas exclusively dominated by any one particular use but provide for neighborhoods that successfully integrate several types of compatible uses together.; The CMU-3 District is intended to accommodate a very broad range of high intensity commercial, office and employment uses that require highly visible and highly accessible locations with direct access to arterials. Residential uses are allowed on the ground floor but upper-story units are encouraged. Typical uses in this district serve regional needs. The permitted uses are generally uses not of a neighborhood or general commercial type, but serve large areas of the City and County.
