Light Commercial District

The C-3L light commercial district is established for the following purposes: To allow commercial uses within the areas of transition from residential to commercial that would provide additional business opportunities and protect neighborhoods from commercial establishments attracting high-traffic volumes.; To provide sufficient space and off-street parking in appropriate locations in proximity to residential areas, for light commercial development catering to the shopping and service needs of shoppers.; To provide appropriate space for off-street parking to control congestion, and to encourage light commercial development to concentrate to the mutual advantage of both consumers and merchants.; To protect light commercial development against fire, explosions, pollution and environmental hazards.; To promote the most desirable uses of land and the direction of building development in accordance with the adopted growth management policy of the city; to promote stability of commercial development; to strengthen the economic base of the city; to protect the character of the district; to conserve the value of land and buildings; and to protect the city's tax base.; To promote the most efficient use of city facilities and services.
