Todd and Ann's main house and guest apartment were built in 2022, and we are excited to welcome guests to our waterfront property. The apartment is detached from the main house (except for a walkway deck connecting the two on the second floor) and has its own dedicated furnace and central air conditioner. The apartment is furnished, and all utilities are included in the monthly rent. Guests will enjoy partial Lake Mendota views from the guest apartment and will have access to Lake Mendota, our waterfront property, kayaks, paddle boards, and our dock. Guests can enjoy a variety of Lake Mendota activities including kayaking, paddle boarding, fishing, and swimming from our waterfront property. If you have watercraft such as kayaks or paddle boards, we can store them on our property for you. In the winter there are a variety of activities on Lake Mendota you will have direct access to, including ice rinks, cross country skiing, and ice fishing. A Nature Conservancy is also located directly across the street from the guest apartment. There are numerous amenities within walking distance of the apartment including restaurants, bars, a gym, public transportation, Marshall Park, coffee shops, and Lakeview Park. The UW-campus and a variety of Madison amenities are only a short drive. The apartment is located on a quiet, family friendly dead-end road in Middleton. All apartment residents need to conform to the quiet, family friendly residential nature of the Middleton Beach Road community. Any activities or behaviors that are not typical of a family friendly residential neighborhood such as excessive noise or parties are not allowed. The apartment is 1,095 square feet with two bedrooms (one with a queen bed and one with a king bed), one full bathroom, a full kitchen, quartz countertops, a high efficiency washer and dryer, deck, dining, and living rooms. Both bedrooms have a dedicated working space, and one bedroom has a stand-up desk, printer, and TV. The apartment also has free high speed wi-fi, a 55" smart TV in the living room and a 32" smart TV in one of the bedrooms. The apartment is located above our heated garage and guests will have dedicated, private parking in the heated garage for one vehicle and parking for one additional vehicle in the driveway. Guests will have private storage (shelves and closets) in the garage area, access to a garage 1/2 bathroom, and a private walk-in storage closet in the garage area. Guests can access the apartment through the single car garage door or the main apartment access door with a smart keypad lock. There is a paver walkway that extends from the driveway to the main apartment access door. Apartment rental includes stainless steel appliances, furniture, beds, bedding, vacuum cleaner, plates, bowls, pots, pans, cooking utensils, cutlery, silverware, glassware, coffee mugs, toaster, air fryer, coffee makers, and blender. Responsible pets are also welcome. Pets are allowed for no additional charge. The apartment can accommodate a maximum of four people (no more than one family) and two vehicles. It is ideal for one family, traveling professionals, etc. Our apartment is available beginning May 21, 2026. We prefer a minimum six-month lease but could consider other lease terms. For any additional information about our apartment rental or to discuss rental options, please contact Todd. A rental application is required.

Springs, located between Lake Mendota and the Pheasant Branch Conservancy, is a residential and park-adjacent Middleton neighborhood with curving cul-de-sacs and wooded edges. The neighborhood’s character concentrates around the Pheasant Branch Conservancy trailheads, where boardwalk paths, prairie views, and birdlife set the daily rhythm. Architecture leans toward late-20th-century single-family homes with attached garages, mature trees, and generous setbacks. Greenway corridors and pocket parks shape a walk-and-roll lifestyle tied to the conservancy. Nearby community pillars include the Middleton Public Library, the Middleton Center for the Arts, and Capital Brewery. Commuter routes connect quickly to downtown Middleton’s civic core without changing the quiet street pattern.
