Unfortunately for this company and individual, I've been investing in properties since 1990. I depend almost entirely upon the inspection report to give me complete data to make a smart offer on a property. The report by Pillar-to-Post's Chris Livingston was the worst I've ever received. That is saying a lot considering my history.
For example, the roof was not examined because inspecting 2-story house roofs is exempted by the state. My house has a basement but is not a 2 story, but no roof inspection. The electric service line is in violation of national building codes and I've been told I could have my power terminated immediately if this violation is not corrected. Nothing in the report about this. The shed-roofed rear room is an illegal construction on a closed-in porch, with improper and illegal footings. The laundry vent is bad. These and more were not in the report. The inspector did not seem to know how to operate a ceiling fan and thought I needed an electrician to fix the lights; they work fine. However, he overlooked the improper light switch wiring in the kitchen and missing outlet covers on illegal installed outlets. Light switches are located behind doors in the basement, omitted from the report and a safety code violation.
Most of the report would simply say to hire a contractor or engineer, or the inspector wouldn't or couldn't inspect something for one reason or another. The seller lied on the Seller's Disclosure. This combined with a poor inspection, I'm in the process of spending about $15,000 to get everything corrected but only got a $4000 credit from the seller.
As they say, "let the buyer beware".
