I'm giving him 2/10 only because the man saw the process through to the end, which is more than I can say for his manager.
In a nutshell, I didn't close on time, and it was directly his fault. He had 6 weeks to prepare the loan and always maintained that I would close on time. He didn't tell me that I wouldn't close on time until 6pm on Wednesday, and I was supposed to close at 1pm that following Friday, so I had less than 48 hours to make a contingency plan.
When the bank ordered the appraisal, they put my contact information down as the broaker. I was then told to ignore emails from the appraisal service. I ended up paying for the appraisal directly (instead of at closing) and the appraisal didn't come in until the 3 days before my first closing date.
He didn't understand how I could use Redfin's rebate, and instead of asking my realtor, whose contact information he had, he had me get the seller to decrease the house price so that I wouldn't have too much closing cost help. My Realtor explained that with a conventional loan, the Redfin rebate doesn't have to go on the HUD1 statement, and then he had to change the numbers back so that I could get the rebate as a check after closing.
He tried to say that that last change delayed closing, but there's no way that's what caused the delay. They didn't contact my apartment management to verify my rental history until 4:30pm on Friday - I was supposed to have closed at 1:00pm that same day. They didn't even try to start verifing my employment until 4:30pm the day before my second supposed closing date; most to all of my office leave before 4.
Even though the bank knew we were at the closing table, they went home or made no effort to speed up sending the wire. So, the wire was initiated, but not finished the night of closing, and I had to leave the title company having given my certified check, and signed everything, but without my keys.
Overall, it really seemed like he didn't know what he was doing. He did accept responsibility for closing being delayed and he was available "after hours", so I'll give him that credit. Still, all the mistakes just make it impossible for me to refer him. I'm just lucky that nothing popped up last minute that altered the terms of my loan.
