My real estate agent referred me to Fred/Patelco when my current bank was unable to accommodate the short turn around time necessary for a conditional loan approval (and failed to communicate this until only days before offers were due). Fred got in touch with me immediately that evening, and we got everything squared away in record time. He's intelligent, thorough, communicative, incredibly efficient, and an all around joy to work with. He made a stressful event much less so, and offered valuable guidance throughout the entire home-buying process. Simply put, it was a world of difference once I switched over to Fred/Patelco from my previous bank (and Patelco offered a MUCH better rate). Fred took the time to speak with the listing agent, which played a huge part in my offer getting accepted, and he and his team seamlessly accommodated a 15 day close. I can't recommend him enough and am very appreciative of all he's done!
I can't say enough amazing things about Fred. He was so helpful throughout the entire process. We had a hiccup with our loan through our original broker and Fred came through with a better rate and closed on time, even after we pulled him in a week after we made the offer. Fred was great for us. Extremely responsive over the phone (and in e-mail) and willing to walk us through the deal. He even sped up our closing process so we could move on a more convenient date for us. I cannot recommend him highly enough.
Fred worked hard on our deal. He is very personable and easily accessible, which was much appreciated.
There was a little fumble at the end of the deal where the lender miscommunicated with the title company regarding whether the rent-back payment from the prior owner could be applied to our closing (ie, by discounting the closing costs by the value of the rent-back in the home contract). The result was that I had to make an extra trip to to the bank to wire the amount of rent-back when it was realized last minute that the rent-back had been mistakenly applied to our closing. Extra trips to the bank are pretty aggravating when you're busy. Furthermore, the situation was rather frustrating, because the contract was clear about the rent-back and any reasonable person would realize that the most sensible way to handle the rent-back is to discount that amount from the closing costs (rather than have money move bidirectionally, which is frankly daft, but as we learned, mandated by a lending industry that is so skittish that it now treats everyone, including high-earners with superlative FICO scores, as possible terrorists). Fred agreed that I was being forced to do a dance simply for the comfort of the bank, and at an unreasonable expense to me in terms of my time, and he did his best to make the deal smoother.
We first met Fred at one of the Redfin Home buying seminar in Walnut Creek. After talking to another bank and Fred, we decided that Fred was the person we would like to work with. His office location, work hours and our preference for email made it an ideal choice. He made the biggest purchase of our lives a little less intimidating. He encourages you to do your research and ask plenty of questions. He got all our paper work done ahead of time, followed up along the way of our short sale and always offered good advice. We will definitely recommend Fred to everyone!

Fred was fantastic through the whole process. Not only does he "know his stuff", but he was incredibly responsive and forward thinking. Our home search was very long, but Fred stuck with us and took care of everything on the financial side.
Fred helped us find the right product at a great rate, and gave us plenty of "gentle reminders" of what we had to get back to Wells Fargo. Because he had us do so much work in advance, there was very little financing stress between offer acceptance and loan funding.
He's also a very pleasant person to chat with, which is a nice distraction from the magnitude of the monthly payments you're about to start making.
Fred helped us with every step of the loan process. He was always available via the phone, even during nights and weekends, to answer any questions we had.
Fred was amazing! We thought we would begin looking for a home in the Fall. So we were not pre-approved for a loan. Then one Sunday a home nearby had an open house. We thought we would look at it just for fun. Next thing you know we decide to put an offer on it. In today's multiple bid real estate market, buyers need to be prepared ahead of time so that they can act fast. Prepared we were not. But thanks to Fred's amazing work ethic, he was able to help us be the winning bid, then work tirelessly to get us through underwriting at lightening speed. Unbelievable! We are now happy homeowners and couldn't have done it without him.
Fred is amazing at expediting the mortgage approval process. I’m amazed at his responsiveness and ability to quickly get through the lending process. He was able to get loan approvals, and loan papers very quickly to make a 21-calendar day closing on a jumbo loan, and that was with a banking holiday during this time frame.
I was definitely very responsive to the many requests that he had, and this was important for the process to work.
Fred stepped into a difficult situation for us. We had already begun loan approval with a different mortgage broker when I stumbled into my local bank branch to pick up check copies (we had to document 24 mos of rent payments) and was told by the mortgage specialist there that we could have locked in with them at almost 0.5% less. Through Jess Williams at Redfin, I was referred to Fred and Wells Fargo Private Mortgage Banking. We were already one week into our 25 day escrow.
Fred had our loan approved at the lower rate in 9 business days. Following receipt of all necessary loan approval contingency documents, Fred had loan documents ready to sign in 3 business days. Fred's timelines were remarkable.
More importantly, Fred was in constant communication about the status of our loan. He's the type of person who calls you before you even get the inkling that maybe you should call them. Fred pre-emptively communicated with us, our agent, the sellers agent, and our title agent. We never felt in limbo and always knew where we were at. It's a bonus that Fred is engaging, funny, and sharp.
My only regret is that I didn't find Fred sooner! Had I checked rates with a handful of Redfin recommended mortgage agents around the time our offer was accepted, I would have spared my wife and I and the sellers a lot of headaches. Fred is a "go-to" kind of person and someone we were incredibly grateful to have on our team.
Fred was excellent. He personally attended to our loan application from start to finish. He reviewed all of our documents himself and was constantly in contact with us about what more we needed. The banks expect a tremendous amount of documentation now, and Fred explained why he needed everything he did. He was always available, and was able to actually give us full approval for our loan before we offered on the house we ultimately bought, which allowed us to make an offer with a very short (7 day) financing contingency (it probably could have been even shorter if we needed it to be), which is extremely attractive to sellers. Fred is also a fantastic guy and really cares tremendously about getting his clients the homes they want.
You will end up paying a bit more for a locally reputable lender that gives you the personal attention that Fred does, but for us it made the difference between getting and not getting a home, and made what seems like it could have been a nighmarish process relatively painless.
It was absolute pleasure to have Fred to take care of the lending process. He took time to clearly explain to all the items listed in GFE upfront and there were no surprises when it came to closing cost. If he doesn't respond to your email immediately don't panic :), just give him a call, as he is actively and sincerely working to make sure the loan approval gets done without hitches and on time.
Fred was great to work with. He finished our loan on time and we got a fantastic rate. Fred was always available to answer questions and kept us posted on a regular basis of how the process was going. I felt 100% confident throughout the process that Fred would close the loan. Thanks Fred!
