We let the sellers choose this escrow company. This is our third home purchase, and in the past we didn’t think too much about the escrow company we used, because they all seemed the same, and worked unobtrusively to make closing happen smoothly. Boy was I wrong! The escrow company you use matters!
This company barely communicated with us, and did not answer emails about important issues such as confirming the requested date and time for our signing; we would have never known when or where if they hadn’t finally returned several calls from our loan officer. On the morning of signing I still hadn't heard what the amount needed to wire transfer for closing costs: thank goodness my bank is awesome and could make the transfer almost instantaneously once I did finally get the amount a couple of hours before our closing appointment.
When we were signing documents, our loan officer luckily caught that some documents were MISSING, and got this company to track them down so we wouldn’t have to come back later. Then we found out a day after signing that some of the documents had my husband's middle name misspelled (they transposed some letters), and he had to go back in to cross out, rewrite and initial. This cost us 2 days more before we could get our keys, and pushed back our move by more than a week because of course we had to then reschedule the moving company, the carpet cleaners, etc.
To top it all off, a week after closing I'm still getting emails from them saying oops, some initials are missing and can I please print, initial and scan back some documents to them? I can’t believe what little attention to detail they provided, and have pretty minimal confidence in their ability to guarantee a clean title, since they can’t even be bothered to answer emails or check spelling.
