Using Security Title was part of a counter-offer by the seller (or seller Realtor Steve Horn) to purchase a home in Gilbert. Even though we had legal excuse for not being able to fulfil our financing contingency AND we were well within all date limits allowed in the purchase contract. Security Title refused to release earnest money. After a trip to mediation and heading into arbitration, we had to mandate Security Title follow the contract once again (this time for breach by seller) for not acting within 30 days after mediation. After 6 months of lawyers, mediators and arbitrators, we finally got our earnest money back. What a NIGHTMARE.
