As an escrow agent, they are supposed to be neutral. However, there was a serious conflict of interest as they are a subsidiary of the Selling Brokerage. This was not disclosed till late in the escrow when I was forced to sign a waiver. Their bias manifested itself later when the escrow did not close and they made a fuss of counting all of the HOA documents and implied I was withholding some of them! I had hardly even looked at the two inch thick packet and was returning them in the exact condition they were given to me. Turns out they had not inspected them themselves when they originally received them from the HOA yet they were quick to jump to erroneous conclusions regarding me!
