I'm sorry to hear about the problems my clients have had since moving into their new home. I strive to provide excellent inspection services and care about each client experience. I understand moving into a new home can be a stressful time and I certainly don't want to add to that stress. I would like to address a couple of the items mentioned in the review. There are certain items that are outside the scope of a home inspection. All inspectors in the state of Washington are required to abide by the standards of practice set by the state. In addition to state standard, I also adhere to the standards of ASHI (American Society of Home Inspectors). Unfortunately, the inspection of water shutoff valves (especially turning them) are outside the scope of a home inspection, as are all buried water supply lines. I do see standing water in water meter housings very often, however, this does not always indicate a compromised pipe. Either way, both the water main and the buried supply line are outside the scope of a home inspection, as indicated by Washington state and ASHI standards of practice. I supply the standards of practice along with each inspection report for the client reference. Regarding the leaking gray water line in the crawlspace: at the time of inspection, the crawlspace had excessive rodent feces, urine and fallen insulation and was not completely inspected as a result of inaccessibility. I don't know where the leak in the waste line was found, however the entire crawl was not inspected as was indicated in the report. That being said, I likely would have assisted in the repairs should I have been contacted. Again, my desire is that each client would be satisfied with their inspection and report. I do abide by the governing laws of standards of practice laid out by the state. I understand the frustration that may come with finding issues upon moving into a home. However, some items are not covered during an inspection.
