Ian was super knowledgeable and personable, which score big points for an inspector. He let me know I could ask questions as he performed his inspection. He explained that his report would sound scarier than the condition of the home really was, but it's his job to point out any deficiencies or items that may not be to code. I knew buying an old house meant there were be some cracks here and there or other normal problems that come with an old house, and Ian explained which items he recommended we focus on fixing first. Ian was scheduled to meet on a Monday, but the seller changed their mind last minute and asked if we could reschedule for a Tuesday inspection. Ian has other clients but still made it work with his schedule. He showed up on time, and completed his inspection without any rush. He takes his time to make sure he catches everything he thinks is important. Fort South's inspection report is electronic, so it makes it easy to choose items that you want to request your seller to fix once you start the counter offer process. It makes it easy to tally up repairs and costs so the seller could understand why we were requesting ~$7k in credits for repairs.
