Brian Koepf

At first, I thought Brian was a great inspector. He spent nearly 3 hours going through a 750 sq ft condo with what appeared to be a fine tooth comb. He found problems that ended up not really being problems after we got an actual professional in the home to assess what he had deemed to be portions of the home that needed replacing or costly repairs. Additionally, he missed a very obvious gas leak from an oven range that he never even thought to test once. Instead he focused on menial items like down-spouts on a bathtub or the $20 plastic tray under a washing machine. I would have been fine spending $250 for his service, but he cost more than my appraisal for less useful information. I would not be recommending him, at least when it comes to buying a condo. I've owned 4 properties and this inspection cost double my last one for 1/3 the usefulness. He pointed out so many items that were ultimately inconsequential, that we almost considered giving up on the property even though we got a pretty great price. I'm glad I went with my instincts and not his advice, otherwise I would have been scared out of a great deal. Buyer beware when relying on online reviews!

Brian was wonderful and so incredibly thorough in his inspection. I felt very reassured that any issues the property might have, he uncovered them all!

Brian was good to work with. He was responsive and thoughtful. Nonetheless, I expected a bit more meticulous inspection. There was a thing or two that I wished he would have caught before I moved in, such as a leaky bathroom drain pipe. It is a small drip leak, so it could be hard to spot. Overall, he did is job on time and flagged bigger issues.

Brian was very thorough and when he founds a major issue he offered to stop the home inspecton and only charge me for coming out to the house. He also included many pictures in the inspection report, which was very helpful.

Extremely informative inspector. Will explain everything that went into your home, from the nuts and bolts to piping to floor joists. A very thorough inspector who is also very personable and informative.

Compared to a different inspector which we used for a different house in the area, Brian's prices were significantly higher, he put less problems on the report (seeming to think that "cosmetic" problems were insignificant), and he inspected the roof from the street rather than getting up there. He offered radon inspection, home inspection, and mold inspection. We used him for all three. He was pleasant in demeanor and did rush our mold inspection results so that we could meet the inspection contingency, which we appreciated.

Brian was an amazing inspector and I recommend him to anyone getting a home inspection. His inspections are super detailed and his reports are as well. He seems to know every code and is great about noticing details. And because his reports are so detailed with pictures, descriptions and recommendations it's very easy to go to sellers and get credits or fixes. The other thing that's great about Brian and his reports are he takes pictures of a lot of things that aren't issues but are still helpful. Like the water shutoff valve or other small things you should be aware of. And finally I also appreciate the time Brian will take to explain any issues. He explain any issues with a home to a layman in an extremely clear way. Again, I would recommend Brian to anyone looking to buy home and wants to be sure there are no issues. I've used him multiple times and will continue to if/when I buy a house in the future.
