The first thing we found upon moving into our new home was a major mold issue in the basement. I don't know how this was not spotted but it slipped by. We were also advised in our report that our chimney would be in need of repairs for a broken damper. The damper is permanently sealed due to that fireplace having a vent less log set. We were quoted $5000 for these and other unnecessary repairs to the system (not by him, but a company I contacted as a result of the report). Good thing I found the original instructions for the log set in the former owner's paperwork.
