I used Guaranteed Rate previously for a refinance and had a good experience, so I used them again for this home purchase, but had a less positive experience. While we got the deal done, there were some last minute issues that caused a lot of stress for us and delayed closing by a couple of days. The issue itself was caused by the appraiser forgetting to check a box on the VA appraisal form, which is not GR's fault, but I didn't feel that GR was prompt about ordering the appraisal early enough, despite me asking about it and general knowledge it may take a while to obtain. When the appraisal report was late, I had to repeatedly follow up with GR to get them to check on the appraisal report. Once the appraisal report was finally submitted on the Friday before closing, it was not reviewed apparently until Tuesday evening (before a Wednesday closing), when the error was discovered. At this point, GR was unable to get ahold of the appraiser, and we had to engage our agents to try and contact him to get the error corrected. This resulted in closing being delayed several days, and quite a lot of turmoil for us, as we weren't sure if the deal was even going to close. I had prepared and submitted all of our preapproval paperwork with GR well over 30 days in advance, and had gone through the extra process of getting a "fully underwritten pre-approval" before the bid on our home was even accepted, so it was particularly upsetting to end up in limbo because of the one thing we had to rely on GR to handle. Also, throughout the process, we were asked to resubmit documents we had already provided because the GR agents apparently didn't know how to find the documents in their system (their words), and it seemed as if the process of reviewing our documents and completing underwriting was somewhat disjointed. Lastly, the numbers we were provided in the CD were way off, and apparently included some seller's closing costs and other fees that doubled our expected out-of-pocket cash to close. I asked GR about the numbers, because they did not look right, and was assured they had all been verified. However, when the paperwork went to the title company, it turned out the numbers GR had provided were wrong, and the extra $25k in closing costs was an error by GR. We didn't have to pay it, obviously, but another unnecessary stress point in an already stressful process. Altogether, not the worst lender experience I've had (that would be Veterans United), but I felt it could have gone better if GR was more prompt, organized, and attentive.
