My loan officer was extremely nice, but I will not likely ever do business with US Bank again. I have gone through a purchase and two different refinance transactions with US Bank and they were all very painful processes. And they all started off with me being promised a specific rate/terms that was then changed to something completely different days before closing, thereby pigeon-holing me into the decision of closing with terms I did not originally agree to or losing out on the fees already paid for the transaction. Extremely shady tactics. Information regarding what I could be offered was not verified before being relayed to me as fact. We gave US Bank the benefit of the doubt and decided to work with them on our new home purchase after a drawn-out and horrible refinance experience. We were promised a $10k credit for the original refinance and were told 2 days before closing we wouldn't get the entirety of it. We were also promised a 2.75% rate with NO PMI on our new home purchase. After all was said and done, we instead ended up with a 2.99% rate with $275 in PMI. They also failed to properly apply $8k out of $10k in seller credits we had been given, which they assured us would be no issue applying. After receiving the final closing disclosure, I was not able to sign within 72 hours as I was told I would be. Because I'd finally received the closing disclosure, I lifted financing contingencies. US Bank continued to delay the process even though our closing date had been well passed. It reached the point where the seller finally threatened to walk away with our $22k deposit. We were ultimately forced to sign the contract as-is. Home Warranty was not paid for by seller as originally agreed. Pest work had to be completed by us. Only $2k of the $10k seller credit provided to us was eligible to be applied. We got royally screwed not once but multiple times. Due to their errors, misinformation, and downright lies, we are nearly $23,000 worse off than before and have interest rates on two homes that are .25% worse than what was originally promised. It's an absolute joke and should really be illegal. I've learned my mistakes, though, and hope to be better prepared next time around. The entire process was extremely stressful and we were completely taken advantage of.
