I would not recommend this Lenders services to my worst enemy. I wrote him the following email due to his deceptive tactics. Please read: On Monday, June 22, 2015, I talked to you, Mr. Edward Benitez, in reference to the 3.87% lock in rate, and I still feel uncomfortable with how it was decided by you to go with the 4.0% rate because you felt you be saving me money. I like to be straight upfront with my feelings. I believe you should have discussed it with me prior to making a decision on my behalf. From the very first day, of meeting you, and since I have an excellent credit rating I asked for the 3.87%. At the time, you told me it would be no problem. When I noticed on the good faith estimate that you had place 4% on top, I questioned you and you told me not to worry, that, 4% could be changed to 3.87%. When I signed the lock in rate commitment letter, I previously explained to you that I was at Bascum Palmer and had my eyes dilated so I was not able to read that you had placed a 4% instead of the 3.8% that I had asked for verbally and emails to you. You told me that there would be an additional fee of $1000., and something. I believe it was two hundred. I send you an email stating that I would pay the additional fee, and you told me, that don't worry, that can wait until closing. I then asked you again, to change the rate and now you tell me there will be an additional fee of $4000.00. I believe I have been blind-sided by you, and this is an deceptive tactics. I want you to fix a wrong to a right, and in good faith, give me the 3.87% that I have always requested without an additional ridiculous charge. You should have never made a decision on my behalf without consulting me first.
Edward Benitez reply that he was only recommending that the 3.875% rate at the time of application and lock was just more expensive and since it only saved me $24. per month that it was not worth it. He stated that he recommended it, but he never discussed it with me. In addition, the additional expense would have gone into the closing cost, and that wouldn't have been a problem for me, bu an additional charged of $4000., was outrageous. He should have not made any assumption on my behalf. With an EXCELLENT credit rating I should have received the 3.87 and not the 4.0 that he decided for me without prior consultation. Furthermore, he problems communicating with my real estate agent. He is an articulate speaker but majority of his emails were one liners. Very unprofessional. Watch this lender like a hawk!
