We apologize that the communication the borrower received did not meet their expectations and appreciate the feedback. We do everything we can to clearly explain all documentation needed to close on time based on the information provided to us. Any changes in credit and financial circumstances prior to closing can require additional supporting material. Fully sourced and documented cash for the down payment must also be provided prior to closing. These guidelines are set forth by the sponsoring agency of the loan program, and as a lender, we must adhere to them. In an effort to try to keep the closing on track, Matt did propose the option of picking up the tax transcripts locally. Please know, it was not his intent to unnecessarily inconvenience the borrower. The state of Washington requires a non-purchasing spouse to sign certain documents at closing. Since the borrower’s wife was out of town, the mobile notary was another suggestion to avoid further delay. We hope that the borrower’s new home brings joy to them and their family and apologize for process not going more smoothly.
