We regret that the clients had an unfavorable experience. They initially contacted me in October 2014 to purchase this foreclosure home. The contract went to another bidder at that time. I received word in late March that the original buyers backed out of the contract, and these clients wanted to submit a new offer. By that time, all documentation including the credit report had expired. We requested updated documentation and executed an extended loan lock at no additional charge. There were unforeseen title issues associated with the foreclosure so settlement was delayed. My team and I worked diligently with all parties to get the closing to occur as soon as it did and made sure the best terms were provided to fully utilize the closing cost credit. I regret that the borrower was not satisfied with my performance on this transaction. I value the opportunity to help buyers with their financing needs and understand that feedback from my clients is essential to helping me be the best loan officer I can be. At application, the buyer indicated they needed to close quickly allowing only a couple weeks for the loan to process, and based on the restricted timeframe, I suggested using a program that would meet the requirements. We agreed to proceed with a different loan type that involved the proceeds of the 1031 exchange with the understanding that we would need supporting documentation that was satisfactory for all parties including lender, title company and the 1031 escrow agent. We were not able to receive the supporting documentation which meant that we had to restructure the loan. From when we restructured the loan, we were able to close in little over a week. In hindsight, I would have emphasized the importance of structuring the loan as I had originally suggested knowing it would avoid the closing delays.
