We wanted to purchase a condominium, and we wanted to use a VA loan so that we could put less than 20% down but avoid private mortgage insurance. Before the VA will guarantee a mortgage loan on a condo, it must "approve" the condominium project--i.e., confirm that the project itself and its governing documents conform to various requirements. Other lenders we consulted told us that (1) VA loans are difficult/complicated/unattractive to sellers, so we should consider a conventional loan, (2) if a condo project is not already approved, it is impossible to secure approval for it, or (3) if a condo project is not already approved, securing approval for it takes too long, is too complicated, and is virtually impossible. Mark not only told us that is was possible to have a condo project approved during the escrow process, but he had also done it, and within two weeks. Both because of this past experience and because of his responsiveness and clear communication, we decided to work with Mark and First Home. And Mark delivered: We ultimately bought a condo in an unapproved project, and Mark secured approval for the project during the escrow process, within the projected time period.
